This luxurious beach-front condominium has been our personal home when we are in Mexico. We have it furnished in an elegant Mexican style, but it has necessities like TVs, telephone and high speed wireless internet service, and crafts from local artists that provide the perfect backdrop to beautiful ocean views and the lights of Cozumel that can be seen from the furnished deck. The condominium is located in the Xaman-Ha complex, within the quiet, sophisticated gated Playacar Development (35 miles south of Cancun) and is within 200 yards of the town border of Playa del Carmen and the ferry pier to Cozumel and also next to The Continental Plaza Hotel. The White beaches of Playacar stretch for miles and are perfect for private picnics, morning jogs, or just a slow evening stroll. When taking a break from all the available water sports - snorkeling, scuba, sailing etc., condominium residents can play a round of golf at the new world class Robert Von Hagge designed golf course, go horseback riding on the beach, enjoy a game of tennis at our courts or at the country club or just relax at the country club. Golf regular prices are $100 a round including carts, and right and left handed club rentals are $30. Discounts are available for golf and they change all the time. Its best to inquire while you are there.
Our unit is on the top (second) floor in the center of the complex facing the ocean. The levels are ground, first and second. There are no elevators. There are only two units on our floor. The lady next door owns the rest of the floor so in is extremely private. No one comes to the floor or passes by unless they are coming to see you or the lady next door. The views are spectacular. It’s quiet because no one is above you nor next to you. The unit also has cathedral ceilings so it seems twice as large as the other units. We keep it in first class condition by going down periodically and personally inspecting it. We have two fresh water pools and a lovely beach. The pools are interconnected and one-half of each pool is only 6 inches deep for small children. There is a large Palapa to sit under to stay out of the sun. The beach is sandy and goes down in depth very gradually. There are very few waves and the water is crystal clear and a bluish /green in color. We do not have dinning facilities or a bar on the premises by design but the waiters from the Continental Plaza Hotel next door will serve you at our pool if you desire it. The unit has bottled water and the maid comes every day. The unit contains all the towels and linens you need but additional beach towels are always welcome because they seem to disappear. Our unit is fully equipped with a full sized refrigerator/freezer, washer/dryer, complete kitchen, etc. The town has many shops, world class inexpensive restaurants and a pedestrian walkway-a great place to visit and sightsee but not stay. Dive and snorkeling boats leave from the Dive Shop next door at the Continental Plaza Hotel as well as many places on the beach.
Xaman-Ha is the only beach front condominium complex in Playacar or Playa del Carmen. The all-inclusive hotels are a few miles down the beach and somewhat isolated. Fisherman’s Village is a condo/hotel about a mile down the beach from Xaman-Ha and of much different character and most clients prefer Xaman-Ha to it. Our property is maintained by the only full service property management company in Playacar. Cleaning and staff personnel are available to handle all cleaning, repair and informational needs in English. |
The unit sleeps 4 people. It has 2 Bedrooms and 2 Bathrooms with utilities, daily maid services and linens provided. Master suite has a king-sized bed, dressing area, and separate area with shower/tub and toilet. Second bedroom has twin beds which are not permanently affixed to the walls so they can be moved together. Additional center hall bath. Combination kitchen, dining, and living room. Outside balcony with lounge chair and additional table and 4 chairs...
Also, Air Conditioning, TV, VCR, fully equipped kitchen with combination convection and microwave ovens, Washer/Dryer, Ocean Front Swimming and Wading Pools with Swim Up Bar (Bar is not used), Walking Distance from a variety of Restaurants, Market, Shopping and Nightlife, Ferry Pier to Cozumel, Books, Cards, Games-Adults, Games-Kids, Ceiling-Fans, Balcony, Bath-Linens, Bed-Linens, Beach-Towels, Pool-Chairs, Palapa, Alarm, Radio, Stereo with Tape Deck, Walkway-to-Water, Pool, Outdoor-Shower, Housekeeper, Sunsets- Sunrises- Exceptional, Views-Exceptional, Security Box in the Unit. Our unit has a phone for incoming calls only. None of the other units have a telephone. There is a pay phone in the lobby. We also offer free internet service to our clients in the Playacar Beach Properties office. Baby Sitting Service and a Cook are available on a fee basis. A grill can be supplied if requested.

Our current favorite restaurants are DaGabi, MediaLuna, Cafe Mediterian, Yaxche, Pizza e Pasta da Fo Fo, Argentine Steak House, Byblos, Johnny Cairo’s, Idea Pasta, Ronny’s Steak & Seafood House, The Coffee Press, Zas and La Buena Vida (in Akumal).
Places to go to are Xel-Ha, Xcaret, Coba, Tulum, Chichen Itza, Merida, and Cozumel.
Another good source of info is the guest book in our unit. Guests tell you what they like and don't like.
Finally Raquel and Lupita in the Playacar Beach Properties office are always very helpful and courteous. |

December 16 to April 30-Remaining 90% is due 60 days prior to rental.
May 1 to December 15-40% is due 60 days before rental and remaining 50% 30 days prior to rental. |

Cancellation-10% is withheld as an administration fee.
Up to 60 days before from December 16 to April 30, no additional payments are required. Once 60 days before has passed, there is no return of any money received.
May 1 to December 15, any money received prior to 30 days before is returned except for the administration fee, after 30 days no money is returned.

We generally rent our unit for a two week minimum at Christmas, Saturday to Saturday from Nov.1st to May 31st and make exceptions the rest of the year. The other units below that I rent do not require Saturday to Saturday or a week rental any time of the year).

After reading the guest book, you've probably heard every compliment possible about the view, the beach, and your place. Raquel in the office was very helpful, as was everyone else in the complex. Transportation To Units From Cancun International Airport:
Bus: There is a bus that runs from the Airport to Playa periodically between 8 AM and 6:15 P.M. Fare is $8.00.
Cab: $55 from the airport and $30 return per cab-yes it is higher form the airport.
Private Car/Van: $60 to $88 each way. Car holds 4, Van 5 to 11.
