Villa Cuiano is a recently refurbished former colonial-style house set on the hill of Castello di Perle. The house has maintained its original Tuscan style with exposed beams and architraves in chestnut wood and stone fireplaces from the 18th century.

The farmhouse has been divided into 5 apartments and a detached stone house, each decorated in traditional Tuscan style. Stone fireplaces, cotta floors and dark chestnut-beamed ceilings lend an authentic, welcoming air to the accommodation. These are comfortable flats, with good lighting and simple, classic furnishings.

The house lies in extensive gardens and has a large, well-kept swimming pool. Furnished with tables and chairs, and equipped with a barbecue and oven, the garden is perfect for al fresco meals in the long summer months. Walkers and nature lovers can take advantage of the many tracks and paths that wind through the surrounding countryside, even strolling down to the Castello di Pierle - owned by the same family as the Villa, and one of Tuscany's most striking castles.


La Loggia - Sleeps 6

Three double bedrooms (two with double bed, one with two twins), two bathrooms; accommodates 6.

A stone staircase leads to the covered terrace (loggia) from which there is a view of the Pierle castle. From here you enter the apartment. There is a sitting room with sofa, armchairs and old stone fireplace, and through an arch there is the kitchen. At the top of the stairs there are the three bedrooms. One bathroom is for the master bedroom and the other bedrooms share the other one.

La Stalletta - Sleeps 4

Two double bedrooms (one with double bed, one with two twins), two bathrooms; accommodates 4.

In front of the entry there is a courtyard paved with old stones where you can dine alfresco or relax outside. Entering, you find the equipped kitchen and a small dining area. Then, there is the sitting room with armchairs and one bedroom and bathroom. At the top of the stairs there is the other bedroom and bathroom as well as a terrace with a view of the hills.

La Loggia and La Stalletta are adjacent, and can be linked to make a single apartment.

La Stalla - Sleeps 4

Two double bedrooms (one with double bed, one with two twins), one bathroom; accommodates 4.

This apartment is on the ground floor facing the garden. There is a sitting room with fireplace, sofa and armchairs. Due to the size of this room, it is often used by groups for dining together. The kitchen is equipped for groups also and has a dishwasher. The bedrooms are spacious and airy. The bathroom is accessible for handicapped guests.

La Loggetta - Sleeps 2

One double bedroom, one bathroom; accommodates 2.

You reach this unit by an external stair. Once inside you find a sitting room with sofa and old stone fireplace, and the equipped kitchen. The large bedroom and spacious, airy bathroom are separated from the living area by a door.

La Cantina - Sleeps 2

One double bedroom, one bathroom; accommodates 2.

This unit is particularly suitable for a couple. The entry is near the garden and once inside you find the built-in kitchen and sitting room with armchairs and large antique table. The sleeping area includes a spacious, cool bedroom where an afternoon rest on a warm summer day is truly pleasant. The bathroom has a bath tub.
Casa Luca - sleeps 6

Three double bedrooms (one with double bed, two with two twins), one bathroom; accommodates 6.

Casa Luca is a typical Tuscan rural house with a loggia in front. There is a dining-sitting room with sofa, armchairs and old stone fireplace; the kitchen is off to one side and a bedroom (with double bed) is off to the other. Another bedroom and the bathroom can be reached from the kitchen, and a brief staircase leads to the mansard bedroom for children.

Activities: Top
If the tranquillity and beauty of the surrounding area isn't enough, Villa Cuiano is a perfect base camp from which to explore Tuscany and Umbria. Lake Trasimeno - Italy's 4th largest - is only 20 minutes away with excellent swimming and water sports. The railway station is a similar distance - once on a train you can be in Florence in an hour or in Rome in two.
In a circle f one hour drive there are: Pienza, Montepulciano, Arezzo, San Sepolcro (famous for Piero della Francesca), Siena, Cortona(20 minutes drives), Assisi, Perugia, Deruta ( famous for the ceramics), Orvieto.

The nearest village is Mercatale di Cortona, with facilities including shops, bars, medical facilities, a restaurant and bank. Cortona is 20 minutes away and in less than an hour you can be in Siena, Montepulciano, Orvieto or Perugia.

A deposit of 20% of the full amount is payable to confirm the booking.
Balance is due 6 weeks before the first day of your holiday.

Cancellations or Refunds: Top
The deposit is non-returnable.
The balance is full refunded if cancellation is made at least 45 days prior to arrival.
50% refund if canceled 20-45 days prior to arrival.
There is no refund if cancellation is made less than 20 days prior to arrival

"Cuiano is nestled in the hills of Tuscany near Umbria, and presents absolutely breath-taking views of a lush valley below. When we walked the grounds in early November, we were really stricken by the beauty and freshness of the area. The town of Mercatale was quaint, with a wonderful coffee bar for a morning capuccino. We stayed in La Loggetta, which was well equipped and had a wonderful fireplace and kitchen in case we didn't feel like eating out. However, many wonderful restaurants were in nearby towns, just a short drive away. Cuiano was in easy driving distance to many attractions, including Assisi, Orvieto, Bologna, and Siena. The house had amazing Tuscan charm, and each day the drive by the Castle di Pierle was incredible. Our stay couldn't have been any better, our hosts any nicer, and the trip any more relaxing or pleasant. I certainly would return for a stay here again, and recommend it to all who are looking for a real taste of Tuscany and Umbria."

"Cuiano will always be a special place for my fiance and I (the perfect spot for our engagement). Our expectations were far exceeded. From the beautiful drive up the hill, the morning views of the Castle Pierle and valley from our bedroom window to all the comforts of home that were available. We stayed in the spacious Apartment 1 (La Loggia). The bedrooms and bathrooms were spacious and nice. The kitchen came in quite handy as we did manage to enjoy some home cooked meals - the large dining table in front of the huge fireplace was a perfect spot for hanging out, as was the loggia for dining al fresco. Mercatale is a great little get away town. We had fun getting to know the locals (the butcher, the baker, the banker, etc.). We were also able to cover a lot of ground in just a week - Cortona (one of our favorites), Montepulciano, Assisi, Perugia, Siena, San Gimignano and of course Lake Trasimeno. The Cinaglia Family was so helpful and nice - we couldn't have felt more welcome. We were so sad to leave our little getaway and would love to return if given the chance. Even though there were only two of us, it was so nice to have the spacious Apartment 1 which probably has the most amenities and definitely the best views. We couldn't have enjoyed our engagement any more - it was perfect!"

"This villa is fantastic! 13 of us rented the entire house, and we unanimously agreed that it was perfect. The villa itself is lovely -- recently renovated, comfortable, clean, and well-appointed. Separate instant-on hot-water heaters for each apartment (an important point when 13 people are showering each morning!), a clothes-washer, and several dishwashers. The outdoor patio around the pool was wonderful -- we spent most evenings sitting around the pool enjoying wine and appetizers. And the view... suffice it to say that it's unbelievable. The location is ideal for sightseeing -- roughly an hour from Arezzo, Siena, and Assissi, about 1.5 hours to Florence. We even had one carload take a day trip to Rome. We asked the Cinaglias to prepare our dinner each evening, and we highly recommend future groups consider this too. Each evening Signora Maria, Franco Cinaglia, and Franco's daughter put on a feast of traditional dishes for us using fresh local produce. Different types of bruschetti, a different pasta each night for primi piatti, and tasty and filling meat dishes: italian sausage, shishkebabs, pork chops, roasted chicken, etc. Dessert and coffee finished off the meal. The Cinaglias were wonderful hosts -- extremely helpful when we needed them (extracting lost luggage from the Florence airport, recommending local vineyards, etc.) otherwise absolutely unobtrusive. I can't recommend Cuiano enough."
