Our fabulous two-story villa is located within a private, gated community called Sunset Lakes. This “exclusive development”, with a collection of luxury homes built around two private lakes, is truly just 3 miles from Disney World Resort. Electric entrance gates lead you into this well maintained estate which also boosts a children’s play park and a large community swimming pool. It’s proximity to Disney World Resort makes it very convenient to return to your villa throughout the day before returning to the theme parks/shopping in the evenings.
This beautiful property overlooks the larger of the two lakes from the south facing pool area and master bedroom balcony. The pool area is south facing and this insures that you will have sun in the pool area at all times. Some houses not south facing will be shaded in the pool area. The pool area also boosts an oversized deck giving you and your guests plenty of room to sunbathe on the numerous quality sun loungers. The deck also has a large patio table with ample chairs which is great for breakfasting or dining “Alfresco”.

There is a further bathroom on this floor with shower.
All bedrooms & bathrooms have ample fitted wardrobes.
All linens, towels & pool towels provided.
Living area.
There are 2 Lounge areas on the ground floor, one with cable TV, Video and DVD. An elegant dining area and a breakfast dining nook overlooking pool area. Both dining tables seat 6 people.
Fully fitted integrated kitchen with dishwasher, oven & hob, fridge & freezer with icemaker. Separate utility room with washer & dryer and full ironing facilities, double garage. There are lots of quality pots, pans, cutlery, crockery, glassware and plastic ware. Coffee maker, Electric kettle, toaster, blender and microwave.
All baby equipment is free of charge and includes Cot, cot bedding, reclining high chair, & Playpen for beside the pool.
There is a library of video's and DVD’s of over 60 titles also some games and books for your enjoyment. tHERE IS ALSO A PLAYSTATION 2 LOCATED ON ONE OF THE BEDROOMS
Sunset Lakes is completely finished so builders will not disturb your holiday.
Fishing is permitted on the lake.
This 3000sq. Ft villa is exceptionally well maintained and luxuriously furnished to a very high standard with many upgrades. We are fully licensed, insured and professionally managed giving you complete peace of mind.

Payment can also be accepted by credit card and there is a 3.88% charge for this service. Funds will be collected via Paypal.

BOOKING CONDITIONS (USA)
1. The arrangements are made subject to the following conditions and receipt of booking fee is confirmation that the client understands, accepts and agrees to these conditions.
2. When booking, the client shall pay the specified deposits. When the company accepts the booking the deposit will be retained and go towards the cost of the client’s holiday. The company cannot accept responsibility for any delays in receipt of the deposit and confirmation of the same. An invoice for the remaining balance will be sent 10 weeks before departure for immediate payment.
3. We hope we do not have to make any changes to your holiday, however, the company reserves the right to alter or cancel any holiday arrangements, schedules or accommodation. If in any event the accommodation chosen cannot be provided for any reason beyond our control, before the departure date the company undertakes to offer either alternative arrangements or a refund for the accommodation.
4. If clients should cancel the holiday, or the company cancels the arrangements due to the clients’ failure to pay the balance within the time allowed before departure, a cancellation charge will be levied based on the following:

5. All cancellations must be notified in writing. The effective date of cancellation is the date that your cancellation reaches our office. Clients are strongly urged to take out holiday cancellation insurance to cover any losses. The company cannot accept liability for changes in facilities that may occur from time to time in the interim period of booking to arrival.
6. All villas are self catering and strictly non-smoking; smoking in the property will effect your security deposit. Clients are required to leave the villa in a clean and tidy condition. All towels must be washed and dried, also all dishes and glassware returned to their appropriate locations. If the oven is used it must be left clean. If the company cleaners are required to carry out any of the above it will result in a charge against your security deposit. The charges are on display in the villa information brochure; please ensure you read this information as soon as possible after arrival.
7. Guidelines for use of the air conditioning system are also contained in the villa information brochure. Please be aware that any damage caused to the system as a result of failure to adhere to these guidelines will affect the client’s security deposit.
8. All cars must be parked on the drive way in front of the garages. Cars on the side waik or the road may be towed away.
9. All party members’ names must be specified on the booking form. If upon checking there are extra person/persons not included on the official booking form this will result in immediate termination of your rental agreement and forfeiture of the security deposit. The lead name on the booking form is responsible for his/her party including conduct, any and all damage or loss.
10. On changeover days we request that outgoing clients vacate the accommodation by 10am. Incoming occupants are advised that check-in time1 is 5pm.
11. A security deposit of $150.00 is required and is refundable up to 4 weeks after departure subject to conditions as set out in sections 6, 7 and 8. If charges should exceed the amount held on security the company reserves the right to demand and the client hereby agrees to pay any and all subsequent charges. The company for its part undertakes to supply a full accounting of such extras including copies of invoices from local tradesmen/companies if applicable.
12. Sorry - no pets allowed.
