This delightful 2003 constructed four bedroom, three bathroom property is situated in a quiet gated community, the Sanctuary.
Its pool and extended pool deck overlook a conservation lake, which hosts a variety of wildlife. It is just two miles from ChampionsGate Golf Resort and the David Leadbetter Golf Academy, and six miles from the Disney theme parks.
It's about an hour's drive from Florida's beaches on the Gulf and Atlantic coasts, and 35 minutes from Orlando airport. The villa features a large, open plan living space, incorporating a dining area and fully equipped kitchen and comfortable seating, with cable TV, and DVD and stereo systems.
The private swimming pool (heating optional) is surrounded by a large pool deck, which allows around the clock sunbathing, overlooking the tranquil lake. Two of the bedrooms feature queen beds and two others have two twin beds, each. All bedrooms have walk-in wardrobes and easy access to bathrooms (en-suite for the master bedroom).
Balmoral Lake is a two miles drive, or pleasant half hour walk from ChampionsGate Golf Resort and headquarters of the David Leadbetter Golf Academy. The 36 hole course features an 18 hole links style course and an 18 hole traditional American course. The course is open to members of the public and offers pleasant dining facilities.
There are dozens of other golf options within a half hour drive of Balmoral Lake, offering a wide range of challenges for any golfer, no matter how experienced. The house has four bedrooms (two with queen size beds and two each with twin beds). The master bedroom has an en suite bathroom. There are two other bathrooms, including a Jack and Jill bathroom, between the two rooms with twin beds.
The house is fully air conditioned.
Three of the bedooms have cable tv, some with dvd players.
The main room leads to the extended pool deck, which overlooks a conservation lake. The extended deck enables sun bathing throughout the day.
There is a fully equpipped kitchen, with fridge/freeer, micowave and traditional cooker, together with a full range of utensils, cutlery and crockery. The house features a separate laundry room, with a large washer and dryer.
There is a telephone in the villa, with unlimited free calls to the US, Canada , Ireland and the United Kingdon. The phone enables unlimited free internet access (on your computer).
Balmoral Lake is situated in a gated community, for your additional security and conveneience. The Homeowners Association maintains the grounds of all properties within the development, ensuring a high overall standard of presentation |

The balance of your rental cost is payable 4 weeks prior to your arrival in Florida. Where payment in full has not been made by this date, we reserve the right to cancel the booking and cancellation charges as detailed to follow, will apply. If you book within 4weeks, we will require full payment at the time of booking. We reserve the right to provide no refunds, in the event of cancellation during this four-week period.
