The inside of the home has a strict no smoking policy. Any smoking should be restricted to outside the home or in the open pool area.
The home is inspected after every rental and any necessary repair or maintenance work is undertaken immediately.
Local agents are on hand to help you make the most of your holiday. They will give advice on where to go and what to see and resolve any problems that arise.

Less mobile visitors are well catered for. One of the queen-sized master suites is situated on the ground floor and has its own access to the pool area. There is step-free access throughout the ground floor
The home has a fully fitted kitchen and laundry room. All appliances are among the best available.
Everything you need from dishwasher to kettle, from washing machine to toaster, is provided.
The dining room, lounges and bedrooms are furnished to the highest standard.
All the linen, bedding and table furniture is new and freshly laundered.
The pool furniture is of good quality and consists of loungers, chairs and tables. There is ample room around the pool for sunbathing

Your villa is fully Air Conditioned. All bedrooms and main dining and sitting areas have additional ceiling fans. Even on the hottest day you will be comfortably cool.
Each bedroom and two of the sitting room have full size TVs with full cable access. One TV has a DVD.

A deposit of £100 ($200) is due within 7 days of your initial reservation, to be sent with your completed Booking Form. On receipt of your deposit we will bank your cheque and wait for clearance, following which we will send out a receipt and confirmation of the booking.

The person who signed the booking form must confirm all cancellations in writing.

No single sex or under 21 yrs only parties will be accepted without prior approval.
No pets accepted.
For the comfort of the guests, the villa is a non-smoking home and no smoking will be permitted anywhere in the villa. This ensures that the villa is maintained to the highest standards for all our guests. Should the management company find evidence of a breach of this condition it will be taken into account when assessing your security/breakage deposit. Your co-operation in this particular aspect is therefore requested and appreciated.
To ensure comfort, security and compliance with Licensing Legislation, only persons named on the booking form may occupy the villa and any persons not shown on the booking form will be asked to leave.
Rental Period
Only Saturday-to-Saturday bookings will be accepted for July and August.
Any stays of 5 nights or less will incur a cleaning fee of £50 ($90). The villa is available for occupation from 16:00 hrs on the day of arrival and must be vacated by 10:00 hrs on the day of departure. A later departure may be possible but will incur an additional charge and must be agreed, in writing, prior to commencement of the holiday.
Payment
Payment of the balance 6 weeks prior to your departure. On receipt, banking and clearance of your party's final payment, we will send out your final instructions and information. If pool heating is required this should be requested at the time of the booking at additional charge. Use of the Cot/Crib, Highchair must also be stipulated beforehand on the booking form. These will be provided by the local Management Company who will agree the charge, if any, with you..
Security Deposit
The client is held responsible for any damage or breakages that may be caused to the property or its contents and also for all items in the inventory during your stay. Any breakages or damage must be reported to the Management Company as soon as possible and before you vacate the property. At no time should any of the inventory items be removed from the Villa.
We require a refundable security deposit $250 credit card or $1000 cash) to be paid at the time you book in at the Management Company’s offices. This deposit will be repaid to your party by cheque within 30 days of your departure, providing the local management have reported no breakages or damage. We check inventory prior to your arrival and after your departure and will advise you of any faults. We retain the right to retain the security deposit either in part or in full) to cover breakages, damage or non-return of the keys. Receipts for repairs/replacements will be provided in the unlikely event that such retension of the security deposit is required. These may include additional cleaning costs for spills, stains etc.
We reserve the right to pursue a quest for recompense for any and all damages caused, which may exceed the value of the security deposit, within 14 days of being served notice.
Florida has a sub-tropical climate and care must be taken with food that is left uncovered. Apart from spoiling and contaminating areas, it can attract insects very quickly. Any costs incurred for additional pest control and/or cleaning may be passed on to you.
Insurance
We strongly recommend that you ensure you have adequate Travel Insurance for the duration of your stay, to cover eventualities such as cancellation, accident, sickness and damage.
