Our private family owned villa in Orlando is situated on the Westridge Estate, in Davenport. This is a prestigious community near the Walt Disney resort in Central Florida.
It boasts a community swimming pool and fitness room. This development is within 15 minutes of Walt Disney World, 10 minutes from shops, restaurants and other attractions. Furthermore there is an 18?hole golf course just minutes away.
Our home consists of 5 bedrooms (3 queens and 2 twins), and 3 bathrooms, it is fully air-conditioned and is equipped to accommodate up to 10 people plus a baby (we provide a cot and highchair). The villa has it?s own 30ft screened pool and Jacuzzi, with extended pool deck.
Our villa provides all expected amenities and comfort including a 53inc television, vcr and Playstation 2 in the family room with cable TV in the Master Bedroom, there is a 2nd master bedroom with ensuite bathroom and cable TV and vcr in the Disney room.
If after a long day at the parks you need to unwind try a few games on our 8ft pool table, electronic air hockey table or football table.
There is a fully fitted kitchen including oven, dishwasher, fridge freezer, ice maker, microwave, coffee machine, blender, washing machine, tumble dryer, iron and ironing board and all the cooking utensils and crockery you need.
We also provide all linen and towels including towels for the pool area and there are hairdryers in each of the bathrooms.
All furniture, d飯r and landscaping at the home are of a substantially higher quality than those normally found in rental properties.

| Cancellations or Refunds: |

a.If you have to cancel, the person who signed the booking form must notify us in writing. We will then do our best to re-let the villa. If we are successful we will refund the deposit less an administration fee of 25%. If we are not successful no refund will be made.
b.Cancellations made within the eight weeks of your departure date will incur the forfeit of the full amount paid less your security deposit. We would strongly advise that you obtain travel insurance to protect you should you unfortunately have to cancel your booking.
c.In all cases, every effort will be made to re-let the villa and if this is achieved only the deposit will be forfeited..
d.We accept no responsibility whatsoever, and no payment or other compensation will be payable, if cancellation or changes to the terms of booking are brought about, or become necessary, due to industrial dispute, natural disaster, fire flood or adverse weather conditions.
e.In addition, we will not be held responsible for closure or congestion of airports, technical problems with transportation or cancellation or schedule changes by carriers whether schedule or charter.

CONDITIONS OF BOOKING
a.Once we receive your completed booking form with the appropriate deposit payment we will send you written confirmation. This booking is then not transferable.
b.Any reservation made within eight weeks of departure requires full payment at the time of booking.
c.A deposit of $150 per week booked must accompany all bookings. The balance of the full cost together with security deposit and payment for any extras must be paid not later than eight weeks prior to your departure. If payment is not made in accordance with above, the reservation will be deemed to have been cancelled and you will be liable for cancellation charges at set out below.
The price includes electricity, all taxes and services other than pool heat. The property will be cleaned before your arrival and upon your departure.
A security deposit of $300, which will be held against any loss or damage caused to the property, or costs incurred, to be paid on the same day as the payment of balance. The deposit will be refunded approximately two to three weeks after your return.
The property will be available from 4pm on day of arrival and must be vacated by 10am on the day of departure. Pets not permitted. While the property will be cleaned on departure, you are expected to carry out reasonable care, and treat the property carefully and with respect. It is expected that you will leave the property in a reasonably clean and orderly condition. Excessive dirt or work for the cleaning team, will result in a charge to be deducted from the security deposit.
We do not accept any liability or responsibility for any injury caused as a result of the use of our property or pool. It is the responsibility of the adult member of the party, to ensure that children are always properly supervised when in the pool area. Children ?are not? permitted in the pool unattended. Posted pool rules must be adhered to while in the pool area. No glass or china to be taken into the pool or screened area. There is a good supply of unbreakable items which are provided for this purpose.
It is the hirer?s responsibility to take out appropriate insurance to cover all aspects of their trip, and to ensure that passports and other documents are in order. Keeping valuables in the villa is at your own risk; we accept no responsibility for loss or stolen property. UK guests are reminded that there is no equivalent of the NHS in Florida, although most hospitals must treat all emergencies, medical care is expensive and we urge you to ensure that all members of your party have the appropriate insurance.
Complaint or dissatisfaction
In the unlikely event of a problem arising, it should be discussed with our local property manager first. We will attempt to resolve any dispute immediately. We will not be held liable for the actions of any third |
