This 6 bedroom, 3.5 bathrooms home is professionally decorated and contains quality furnishings that help to ensure your stay will be comfortable and memorable. The open concept kitchen, dining and living area featuring vaulted ceiling add to the luxurious feeling of the home.
The family room features a 53” Hitachi Ultravision TV, Sony DVD & VCR and state of the art sound system. A covered porch area including a large patio table is located just of the family room, perfect for alfresco dining and a break from the sun. The home has its own private kidney shape pool, spa and extended deck for sunbathing. The entire area is screened in to ensure your comfort and protection from insects. The home backs onto a privacy wall and beyond that, large palm trees enhancing the tropical atmosphere.
The well stocked kitchen comes with a full size refrigerator, stove, microwave oven, dishwasher, food disposal, walking pantry and many other small appliances. The dining area offers a large table with seating for 8 and an additional breakfast bar to accommodate 3 more.
Two master bedrooms: The first features: a king size bed with quality bedding, TV and VCR, ensuite with soaker tub, shower stall, his and hers sinks, and a walk-in closet. The second has a queen size bed with quality bedding, TV and VCR, fax machine, and a three piece ensuite.
4 additional bedrooms. One with a queen bed with quality bedding. Two containing two twin beds in each, and the last one is decorated with a Disney theme and has a queen size bunk with a twin on top, VCR, 20” Panasonic TV and N64 game system with 22 games to help keep the kids occupied.

A deposit of $175 US per week is payable at the time of booking unless the booking is made within 10 weeks of departure when full payment is required. (Where the booking has been made by telephone or e-mail, the booking will be held for 7 days only.) Confirmation of your booking along with an invoice for the balance, if applicable, will be sent by return. The balance of the rental charge, any pre-booked extras (based upon the rental rates set out in the information brochure) is payable no less than 10 weeks prior to the date of commencement of the rental period. Any changes to a booking once the booking form has been received will incur a $35.00 admin charge per change.

CANCELLATION POLICY
This agreement shall terminate on the happening of any one of the following events:
a) The Guest(s) failing to pay the balance within the time stated above
b) The Villa, through no fault of the Owners becoming unfit for the purpose of letting as a holiday home prior to the commencement date.
In the event of termination under condition (a) above, the deposit shall be forfeited. In the event that the Owners are able to re-let the Villa for the term at a rental not less than that payable hereunder then the deposit shall be returned and no liability shall attach to the Guest(s) other than an administration charge of $25. The Guest(s) hereby acknowledges that the Owners whilst using their best endeavors to re-let the Villa shall be under no obligation to do so.
In the event of termination under condition (b) hereof, the deposit and any other monies paid by the Guest(s) to the Owners will be refunded to the Guest(s) in full without interest. While the Owners shall use their best endeavours to find alternative accommodation of similar standard to the Villa they shall not be liable to the Guest(s) in damages in the event of being unable to do so, or should such alternative shall only be available at extra cost to the Guest(s) in which case the Guest(s) shall be responsible for any additional charge.
In all instances, cancellations will only be effected once confirmed in writing. Verbal or telephone cancellations cannot be honoured until written confirmation has been received. We will gladly provide proof of payment for a booking for the purpose of an insurance claim.
