If the balance due remains unpaid 4 weeks prior to arrival, the company reserves the right to cancel the booking and in this case the deposit will be forfeited. If reservation is cancelled within 4 weeks of the date of arrival, the full rental will be forfeit, if cancelled prior to the 4 weeks the deposit will be forfeit and only refundable at the companies discretion.

Unavoidable changes.
The company reserves the right in any circumstances to cancel the booking and in this event the company will return all sums (but without interest or compensation) or subject to availability the company will offer alternative premises of comparable standard. In the event of a major change to the booking be necessary, the company will inform the client as soon as reasonably possible, and if the client does not wish to accept the booking on this basis the company will cancel the booking and return all sums, but without interest or compensation.
Forced Measures.
The company accepts no responsibility of liability whatsoever for any loss or damage or alteration to the terms of the booking caused by events beyond the company�s control including (but without prejudice to the generality of the foregoing) war, civil commotion, flight delays or cancellations, adverse weather conditions, fire, flood or industrial dispute or any similar conditions.
Complaints.
We as the company endeavor to ensure that everything in the property is fully operational and damage free, it is in your own interest to report any damage or breakages to avoid charges, and should a problem arise relating to the premises, the client should contact the company�s representative as soon as possible.
Availability.
The premises will be available for occupation from 4:00pm on the first day of the rental period and must be vacated by 11.00am on the day of departure. Failure to depart on time may result in one full day rental charge.
Liability.
The company and the owners of premises accept no responsibility whatsoever for personal injury, accident, loss or damage to personal effects however caused.
Safety and Security.
The company or its representatives reserves the right to enter the premises at any time for whatever reason.
Price Guarantee.
Except as hereinafter mentioned the price of renting the premises is fully guaranteed and no surcharges will be added to the cost shown on the enclosed documents. However any increases in Taxes imposed directly or indirectly by the U.S. Government will be passed on to the client.
